<br />Roseville Planning Commission Minutes <br />April 1, 1987 <br /> <br />Page 2 <br /> <br />Planning File 1734 <br />Kayo Oil Company request for rezoning and Special Use Permit at <br />1583 County Road C-W. <br /> <br />Presentation <br />Johnson pointed out that Kayo had sent a letter stating that it <br />intends to modify its plan and, therefore, would like to be <br />continued until the May 6 meeting of the Planning Commission. <br /> <br />DeBenedet moved, Goedeke seconded, that Kayo Oil Company's <br />request for rezoning and Special Use Permit at 1583 County Road <br />C-W be continued until the May 6 Planning Commission meeting. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br /> <br />Planning File 1735 <br />Shelard Group, Inc. request for Special Use Permits at 2435 Rice <br />Street. <br /> <br />Presentation <br />Dahlgren showed the location of the proposed development. He <br />discussed the original plat and the P.U.D. which provided for the <br />private street to the west. Dahlgren pointed out that the <br />Special Use Permits were needed to modify the existing P.U.D. <br />which originally depicted two structures on each parcel, which <br />will now simply be occupied by the Shelard development. The <br />additional special use was for the gas pumps. <br /> <br />Ron Backes, representing Shelard, stated that the signage at this <br />point in time has not been established and Shelard would, there- <br />fore, like staff approval of signage to become a condition of the <br />approval. <br /> <br />Stokes asked for a clarification of where the property line <br />ended, particularly with respect to right-of-way on Rice Street. <br />Dahlgren and Janisch proceeded to show the lot line and discuss <br />the right-of-way which is currently appropriate. <br /> <br />DeBenedet asked for a more elaborate discussion of the signage. <br />Dahlgren replied that two pylons could be placed on each street, <br />35 feet high, with 150 square feet maximum. In addition, each <br />store is allowed 100 square feet on the building. <br /> <br />Moeller asked as to whether there is proper setback allowed for <br />the proposed pylon. Dahlgren replied that the sign could be <br />properly placed. <br /> <br />Stokes asked as to whether any tenants had been secured at this <br />point in time. Backes replied that Brooks Superette has signed a <br />Letter of Intent. <br />
