<br />Roseville Planning Commission Minutes <br />April 1, 1987 <br /> <br />Page 3 <br /> <br />Stokes proceeded to discuss all the other gasoline sites in the <br />area, and pointed out the significant number that are already <br />present in the area. He also stated his concern with respect to <br />the increased traffic in the area. <br /> <br />Berry pointed out that one of the schools lS closing, which <br />could substantially reduce bus traffic. <br /> <br />Backes said' that Shelard did analyze the traffic counts in the <br />area before deciding to purchase this particular parcel. <br /> <br />Berry asked what the hours of operation would be with respect to <br />Brooks Superette. Backes replied twenty-four hours a day. <br /> <br />Goedeke stated his concern with respect to the access on Rice, <br />and stated that the island in the middle should always preclude <br />a left turn into the facility. <br /> <br />Moeller asked if there was a second floor in this facility. <br />Backes replied there was not, it was simply a basement depicted <br />on the plan. <br /> <br />DeBenedet asked why the driveways to the south couldn't be com- <br />bined with Steichen's. Backes replied that he did attempt to <br />reach an agreement with Steichen's, but Steichen's was not <br />interested in working out a joint access onto the private street. <br /> <br />DeBenedet was interested as to whether Shelard would accept a <br />condition to consider joint accesses with Steichen's in the event <br />Steichen's would agree to such a combination. Backes replied <br />that it could create legal problems with respect to a contingent <br />liability. <br /> <br />Stokes asked what other types of tenants would lease from She- <br />lard. Backes replied it was unknown at that time, but they would <br />have a neighborhood orientation. <br /> <br />Berry asked for a more detailed examination of the landscaping. <br />The architect assisting Shelard discussed the landscaping site <br />plan in more detail. <br /> <br />Moeller asked as to whether the Learning Tree was, <br />to exit on B-2 or the service road. Dahlgren <br />Learning Tree will be exiting on the service road. <br /> <br />indeed, going <br />replied that <br /> <br />Stokes asked for more detail in terms of what the building would <br />look like, and the architect showed the artist's rendition to the <br />Planning Commission. <br /> <br />Moeller asked how the trash was going to be handled on the site. <br />The architect replied that the two dumpsters would be sitting in <br />the rear area to deal with the trash. <br /> <br />Stokes <br />pumps. <br /> <br />asked what type of tanks would be utilized for the gas <br />Backes replied that fiberglass would be utilized. <br />
