<br />R05EVILLE PLANNING COMMISSION MEETING <br />Wednesday, June 3, 1987 <br /> <br />The June 3, 1987, regular meeting of the Roseville Planning Com- <br />mission was called to order by Chairperson Pat Johnson at 7:30 <br />p.m. <br /> <br />Members Present: DeBenedet, Stokes, Goedeke, Moeller, Berry, <br />Maschka and Johnson. <br /> <br />Members Absent: None. <br /> <br />Staff Present: Dahlgren, Janisch, and Waldron. <br /> <br />Council Present: Cushman (liaison) and Kehr. <br /> <br />Approval of Minutes <br />DeBenedet moved, Goedeke seconded, that the minutes of the regu- <br />lar meeting of the Roseville Planning Commission held Wednesday, <br />May 6, 1987, be approved. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br /> <br />Planning File 1734 <br />Kayo Oil Company request for rezoning, Special Use Permit, and <br />variance at 1583 County Road C. <br /> <br />Presentation <br />Dahlgren discussed the location of the proposed development. He <br />proceeded to discuss the required right-of-way, landscaping, and <br />parking requirements. The right-of-way that is required to be <br />dedicated places the canopy twenty feet from the new lot line, <br />versus the required thirty feet; thus a ten foot variance is <br />required. <br /> <br />The area is currently zoned 1-1; thus the developer could have <br />asked for a Special Use Permit, which also would have allowed a <br />gas station. However, Mr. Dahlgren recommended that B-4 be <br />utilized, as it is a more restrictive zone. A special use is <br />also required in a B-4 zone for a service station. <br /> <br />Phillip Beard, representing Kayo, provided additional background <br />of the company, and discussed the reasons he wanted to rebuild <br />the store in the area. He also stated that Kayo is more than <br />willing to work with adjacent developers to enhance general <br />appearance in the area. <br /> <br />Maschka asked what the signage was going to look like. <br />replied, a rectangular lit sign. <br /> <br />Beard <br /> <br />Maschka asked whether the building would be brick. Beard <br />replied, yes it could be brick, and it could blend with the rest <br />of the development in the area. <br /> <br />Johnson asked what colors Kayo primarily used in their <br />developments. Beard replied that orange and blue was used on the <br />sign. <br />
