<br />Roseville Planning Commission Minutes <br />June 3, 1987 <br /> <br />Page 10 <br /> <br />Planning File 1757 <br />Roseville V.F.W. request for variance at 1145 Woodhill Drive. <br /> <br />Presentation <br />Dahlgren discussed the proposed development, which is currently <br />in a shopping center zone. The required setback is fifty feet, <br />however the new development will be approximately forty-one feet <br />from the right-of-way; thus the variance is for nine feet. <br /> <br />Johnson stated that, in her opinion, this development would <br />certainly improve the general area. <br /> <br />Berry moved, Maschka seconded, that the Roseville V.F.W. request <br />for variance at 1145 Woodhill Drive be approved. <br /> <br />Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry, <br />Maschka, and Johnson. <br />Nays: None. <br /> <br />Planning File 1758 <br />Breckenridge Development request for Special Use Permit at <br />Long Lake Road. <br /> <br />2775 <br /> <br />Presentation <br />Dahlgren discussed the site, which is south of Kline Volvo. <br />City essentially has promoted automobiles in this area over <br />years; thus, the area is a B-3 which requires a special use <br />an automobile agency. <br /> <br />The <br />the <br />for <br /> <br />Dahlgren also discussed his concerns with respect to the rear lot <br />where parking should not occur unless it is properly paved and <br />curbed. <br /> <br />Johnson asked for additional information regarding the exterior <br />of the building. Mr. Phillips, contractor for the project, said <br />that they would use the existing building with a new color, <br />changing the red fascia to brown. He said the new service shop <br />would be of decorative block. <br /> <br />Bartlett (the developer) stated the windows that are currently <br />blocked out would also be opened up. <br /> <br />Johnson stated that, in her opinion, this exterior was not truly <br />an upgrade, and that improvements could be made. <br /> <br />Bartlett stated that he would be willing to upgrade, but an all <br />brick facility would simply be too expensive. <br /> <br />Mr. Phillips stated that tip up panels would certainly be <br />acceptable, with respect to the new service shop. <br /> <br />DeBenedet asked whether Dahlgren had a chance to review the final <br />development plans. Dahlgren replied that he had not, but the <br />only problems appeared to be landscape and building materials. <br />
