Roseville Planning Commission Minutes
June 3, 1987

Page 9

At this point in the meeting, Johnson asked as to whether the
required neighborhood meeting had occurred. The Har Mar repre-
sentatives stated that it had not, even though the application
that required that the neighborhood meeting occur was signed by
Har Mar representatives. Therefore, Johnson stated that in light
of the fact that the neighbors had not had the opportunity to
discuss the development with Har Mar, pursuant to City policy,
that the item be tabled until the July 1 Planning Commission
meeting.

Berry moved, Maschka seconded, that the Har Mar request for
Special Use Permit and variance at 2100 North Snelling be con-
tinued until the July 1, 1987, meeting.

Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry,
Maschka, and Johnson.
Nays: None.

Planning File 1756
David Olson request for Planned Unit Development (special use)
and division of lot at 1975 North Victoria.

Presentation
Dahlgren discussed the area, and showed how this development is
basically adding on to Casey's P.U.D. Thus, a lot split and
special use are required.

Goedeke stated his concern with respect to potential oak wilt in
the area, and the removal of some of the oak trees.

Johnson asked why this development did not proceed with Casey's
proposal. Olson stated he originally was not going to sell in
the area, but he had changed his mind.

Stokes asked as to whether the City has the appropriate agree-
ments between the neighbors. Johnson replied that it was not
necessary at this point in time, in view of the fact that the
P.U.D. has not been passed as of yet.

Stokes asked what, in fact, the City would be approving. Dahlgren
stated that the City would be approving the legal agreement
between the property owners, and then the document is property
recorded.

DeBenedet moved, Maschka seconded, that the David Olson request
for Planned Unit Development (special use) and division of lot at
1975 North Victoria be approved with the following conditions:

1. That the association documents relating to the maintenance
and ownership of common property be approved by staff.

2. That provision of appropriate easements for utility services
and all engineering detail be approved by staff.

Roll Call, Ayes: Stokes, DeBenedet, Goedeke, Moeller, Berry,
Maschka, and Johnson.
Nays: None.
