<br />ROSEVILLE PLANNING COMMISSION MEETING <br />Wednesday, July 1, 1987 <br /> <br />The July 1, 1987, regular meeting of the Roseville Planning Com- <br />mission was called to order by Chairperson Pat Johnson at 7:30 <br />p.m. <br /> <br />Members Present: DeBenedet, Goedeke, Moeller, Berry, Maschka and <br />Johnson. <br /> <br />Members Absent: Stokes. <br /> <br />Staff Present: Dahlgren, Janisch, and Waldron. <br /> <br />Council Present: Cushman (liaison) and Kehr. <br /> <br />Approval of Minutes <br />Berry moved, Goedeke seconded, that the minutes of the regular <br />meeting of the Roseville Planning Commission held Wednesday, June <br />3, 1987, be approved. <br /> <br />Roll Call, Ayes: DeBenedet, Goedeke, Moeller, Berry, Maschka, <br />and Johnson. <br />Nays: None. <br /> <br />Planning File 1754 <br />Har Mar request for Special Use Permit and variance at 2100 North <br />Snelling. <br /> <br />Presentation <br />Mr. Dahlgren discussed the location of the project, and the <br />current zoning~ on the site. He pointed out that the area is <br />zoned R-1 to the south, B-1B in the middle, and Shopping Center <br />in the major area. He also pointed out that the request is being <br />made for site plan review with respect to B-1 in the Shopping <br />Center, a sign variance in terms of height and size, and a vari- <br />ance to the right-of-way setbacks on County Road B and Snelling. <br /> <br />Johnson formally entered into the record a petition and letter <br />from the adjacent neighbors. <br /> <br />The architect for the project, Gary Vogel, discussed the two <br />neighborhood meetings that had occurred. He pointed out the <br />basic concerns related to the enclosure of the trash, moving the <br />loading docks, and moving the ring road closer to the building. <br />Vogel pointed out that the developer had proceeded to meet all of <br />these concerns. <br /> <br />Vogel also pointed out that a variance was being requested in <br />terms of the sign height, from 35 to 45 feet. <br /> <br />DeBenedet asked whether <br />sign variance tonight. <br />accomplished, and that <br />as did his report. <br /> <br />the Planning Commission could act on the <br />Dahlgren replied that yes, it could be <br />the advertisement mentioned the variance, <br />
