Janisch replied that the development would have to <br />proceed within City Codes, and that storm water would be his <br />primary concern. <br /> <br />Elizabeth Geisen asked whether there were any rules on what type <br />of building could be placed on the development, and what the <br />proposed setbacks were. Janisch informed her of the City setback <br />requirements. <br /> <br />Mrs. Geisen stated her concern with respect to having the garage <br />modified, and was opposed to a building eventually occurring on <br />the property. <br /> <br />Jordan also stated his opposition to the project. <br /> <br />Berry moved, Moeller seconded, that Allan and JoAnn Mattson's <br />request for division of lot at 2339 Roselawn Avenue, be approved. <br /> <br />Roll Call, Ayes: DeBenedet, Goedeke, Moeller, Berry, Maschka, <br />and Johnson. <br />Nays: None. <br /> <br />Goedeke encouraged Mattson to work with Mrs. Geisen to protect <br />the environment of the area as much as possible. Mattson replied <br />that he envisions only impacting one tree. <br /> <br />Planning File 1773 <br />John C. Ericson request for sign variance at 1233 W. Larpenteur. <br /> <br />Presentation <br />Dahlgren described this project, which is at the current Golden <br />Eagle Laundry site. A nonconforming roof sign, that was put up <br />before the 1959 ordinance, will be taken down. A new pylon sign <br />will replace it. The proposed variance is for a seven foot set- <br />back versus the required thirty feet. <br /> <br />Johnson asked Ericson as to whether he would "spruce up" the <br />building. Ericson replied that he has already made substantial <br />improvements on the building. <br /> <br />Berry asked what the color of the sign would be. Ericson replied <br />that it was gold, with probably some white, but the final colors <br />haven't been decided. <br /> <br />Goedeke asked as to whether the clearance problem has been <br />resolved. Erickson replied that he would raise the height of the <br />sign to meet any clearance requirements. <br /> <br />Maschka moved, DeBenedet seconded, that John C. Ericson's request <br />for sign variance at 1233 W. Larpenteur be approved with the <br />following conditions: <br /> <br />1. That the sign shall be 21.6 feet high, with a clearance of 14 <br />feet in the sign area, of 85.75 square feet. <br />
