<br />Roseville Planning Commission Minutes <br />July 1, 1987 <br /> <br />Page 4 <br /> <br />DeBenedet reiterated his concerns relating to the pathways and <br />the importance that the pathway on B has, with respect to the <br />City's overall pathway priorities. <br /> <br />Janisch pointed out that County Road B is an approved path route. <br /> <br />DeBenedet moved, Goedeke seconded, that the Har Mar request for <br />Special Use Permit and variances at 2100 North Snelling be ap- <br />proved with the following conditions: <br /> <br />1. That handicap ramps be installed between proposed and existing <br />handicapped parking places, and nearest Mall entrances. <br /> <br />2 . <br /> <br />That sidewal~s be constructed on Snelling and B. <br />That periphery parking areas, drives, and islands be curbed. <br />That staff approve drainage and engineering plans. <br /> <br />3 . <br /> <br />4 . <br /> <br />5. That staff approve final landscape plans, to include a neigh- <br />borhood review meeting which would address improvements in <br />existing screening and pedestrian access areas. <br /> <br />6. That pedestrian access areas be hard surfaced. <br /> <br />Johnson pointed out that the neighborhood review, relating to <br />landscape, meant that the developer should provide enough copies <br />of the landscape plan for neighbors in the area to review and <br />submit written comments. <br /> <br />DeBenedet pointed out that if the original landscape plans were <br />more complete, this need would not have to be considered. <br /> <br />Roll Call, Ayes: DeBenedet, Goedeke, Moeller, Berry, Maschka, <br />and Johnson. <br />Nays: None. <br /> <br />Plannning File 1772 <br />Allan and JoAnn Mattson request for division of lot at 2339 <br />Roselawn Avenue. <br /> <br />Presentation <br />Dahlgren showed the new lot, which is proposed to be split off to <br />the north, and how the existing home works on the remaining sites <br />to the south. Dahlgren pointed out that the size of this lot <br />coincides with other lots in the area. <br /> <br />Mr. Mattson discussed how he had proposed to change the garage in <br />the area, and place some fill in the back with the appropriate <br />permit. <br /> <br />Lorin Jordan, 1951 Lake, asked if the duplex to the south would <br />be in accordance with existing City ordinances. Dahlgren replied <br />that the current duplex would meet all City standards, even with <br />the lot split. <br />
