Planning Commission Minutes
November 4, 1987

Page 8

Goedeke asked about the parking requirements. Truax replied that
they will have sixty allocated to The Gym, with ninety actually
being available. In addition, he pointed out that there is
signficant parking in the rear that is currently unused. Truax
pointed out that The Gym's peak hours are different from the
adjacent businesses.

Stokes asked as to whether parking requirements are different
between warehouses, businesses, etc. Dahlgren replied that yes,
in this case it is five per one thousand, and that the applicants
meet that requirement.

Johnson asked what would happen if the parking turned out to be a
problem. Dahlgren replied that the area in the back is the same
property, and that it could easily handle a major parking influx.
He reiterated that the peak is different for this type of gym
use.

Cushman asked who is responsible for the parking in this
situation. Dahlgren replied that the owner allocates the parking
spaces, and the City monitors to make sure that the uses are,
indeed, appropriate.

Goedeke asked how the signage was going to be used.
replied he wanted one on the rear, one adjacent to B-2,
small one over the entrance.

Truax
and a

Berry pointed out that the sign would have to conform with all
codes. The applicant did state he had met with Mr. Beseth
preliminarly.

DeBenedet moved, Goedeke seconded, that The Gym - Roseville, Inc.
request for Special Use Permit at 2434 Prior Avenue North be
approved.

Roll Call, Ayes: Johnson, Maschka, Berry, Stokes, DeBenedet,
Goedeke and Moeller.
Nays: None.

Planning File 1812
C. G. Rein request to amend all business zones by adding "Dry
Cleaning Processing" as a permitted use.

Presentation
Dahlgren pointed out that when the ordinance was first developed
in 1959, the dry cleaning process was far different than it is
today. He pointed out that processing can be done today in a
very clean and safe manner. He pointed out that the ordinance
only allows drop offs at this point in time.

Bill Sikora, from C. G. Rein, proceeded to discuss the specifica-
tions relating to the new modifications, and did make one modifi-
cation in the ordinance.
