<br />Planning Commission Minutes <br />November 4, 1987 <br /> <br />Page 7 <br /> <br />Stokes stated that he was still opposed to the concept. <br />replied that she was very supportive of the concept, <br />proper parking should be in place. <br /> <br />Johnson <br />but that <br /> <br />Roll Call, Ayes: Johnson, Maschka, Berry, DeBenedet, <br />Goedeke and Moeller. <br />Nays: Stokes. <br /> <br />Planning File 1807 <br />Spur Station request for variance at 3110 Cleveland. <br /> <br />Presentation <br />Dahlgren discussed the site, and pointed out that the new site is <br />being constructed in conformance with all guidelines except for <br />the canopy over the gas pumps. The setback is eighteen feet from <br />County Road D and twenty feet from Cleveland, versus the required <br />thirty feet. <br /> <br />Maschka asked what type of signage would be utilized. <br />representative said the sign would stay the same, <br />adjacent landscape would be upgraded. <br /> <br />The Spur <br />while the <br /> <br />DeBenedet moved, Berry seconded, that the Spur Station request <br />for variance at 3110 Cleveland be approved with the following <br />conditions: <br /> <br />1. That staff approve landscape and drainage plans. <br /> <br />2. That the development proceed per plans dated 10/09/87. <br /> <br />Roll Call, Ayes: Johnson, Maschka, Berry, Stokes, DeBenedet, <br />Goedeke and Moeller. <br />Nays: None. <br /> <br />Planning File 1810 <br />The Gym - Roseville, Inc. request for Special Use Permit at 2434 <br />Prior Avenue North. <br /> <br />Presentation <br />Dahlgren discussed the location, which is <br />thus The Gym is a special use in this area. <br />be using approximately 9,000 square feet. <br /> <br />currently zoned I-Ii <br />The applicants will <br /> <br />Bob Truax, one of the partners, showed a number of his other <br />developments to the Planning Commission. <br /> <br />Berry asked what type of signage would be used. Truax replied <br />that three hundred square feet is available; however, fifty feet <br />is being used on the building right now and they would like to <br />request one hundred square feet on the site. <br /> <br />Berry asked how many members they expected. Truax replied that <br />their projection is sixty as the most they would probably have in <br />the facility at one time. <br />
