<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Page # 14 <br /> <br />Wednesday, January 6, 1988 <br /> <br />DeBenedet indicated that more time is needed to allow answers to <br />be given on land value, demolition costs and to allow a city to <br />determine if it will buy the park land as proposed. DeBenedet <br />indicated concern that if we rezone the property, the post office <br />project could fall through, and other B-2 uses could occur. <br />Berry responded that the owner is agreeable to the restriction. <br /> <br />DeBenedet indicated that he still had many of the same concerns <br />as last time, and that the different park offer may make it more <br />beneficial. <br /> <br />Stokes indicated that there are no taxes being generated from <br />this property, and he would like for the post office to lease the <br />property so the city could get additional taxes. <br /> <br />DeBenedet indicated that while it seemed to be a sound proposal, <br />the traffic impact bothered him. The post office could sell the <br />site, and another B-2 use could be developed on a property which <br />could make the traffic situation even worse. He indicated that <br />the city needs more information from the post office concerning <br />what the situation really is at the timing of the project. <br /> <br />Stokes indicated that the city needs to give direction to the <br />property owner about when and what information we want from him. <br /> <br />Berry indicated that we need traffic count information, and a <br />better indication what the volume of traffic would be generated <br />by the post office. <br /> <br />Stokes inquired as if the street would be widened, and if any <br />traffic count information would be available. <br /> <br />Janisch indicated that the street would not be widened at this <br />time, only additional right of way is acqu ired. He ind ica ted <br />that he had traffic count information from the county, but <br />couldn't recall the exact figures. He believed that there were <br />in the area of 10,000 cars per day on County Rd. B, and 12,000 <br />cars per day on Lexington Avenue. These are county roads, and <br />therefore county curb cut permits would be necessary. <br /> <br />DeBenedet inquired as to what the capacity of the streets was. <br />Janisch responded that the county didn't know for sure. Goedeke <br />inquired how long it would take to obtain sufficient traffic <br />information. Janisch responded that he didn't know. <br /> <br />DeBenedet moved, Stokes seconded that the Roseville Planning <br />Commission table the Gerald H. Kaufhold request for <br />comprehensive plan amendment, rezoning from R-l to B-2 and B-1, <br />and preliminary plat at 1130 County Rd. B2. This item was tabled <br />based on the fact that additional information is required before <br />
