He indicated that he was <br />concerned in the future, because the city couldn't deny a <br />different property use if the property is already zoned <br />comme rc ial. He indicated the area should be kept residential, <br />and that while a new post office facility is appreciated more <br />than other commercial uses, it is still too much for that <br />particular site. <br /> <br />Bill Bakeman, 1178 W. County Rd. B, indicated that the additional <br />traffic would be too much, and that the other corners in the area <br />were historic zoning which Roseville hasn't had any control over. <br />The fact that there is existing commercial, doesn't justify more <br />commercial in the area. He did not feel that the neighborhood <br />should have to bear more traffic in order to provide a profit for <br />the developer. He desired the commission to deny the proposal <br />immediately. <br /> <br />Lyons indicated that business customers don't live in the <br />neighborhood, and that the post office will continue to grow. He <br />indicated that the existing commercial uses in the area are <br />neighborhood uses which serve that neighborhood. <br /> <br />An unknown resident indicated that the existing area is <br />overwhelmed by traffic already, and that there are air pollution <br />problems at a number of intersections in the area. He indicated <br />that we need to put a stop to this. <br /> <br />Kaufhold indicated that he believed he could put a 160 unit <br />apartment on that particular site, which would have the same <br />traffic impact as what they are proposing. He indicated that <br />they are running out of time to arrange for financing, and he may <br />have to consider subdividing the park land into single family <br />lots to raise money to finance the rest of the development. He <br />indicated that he is trying to do what is right for everybody in <br />this particular case. <br /> <br />An unknown resident indicated that the property has been R-l for <br />the last 50 years, and it is not up to the city to support it. <br />Berry closed the public hearing. <br /> <br />Goedeke questioned whether or not the post office would be <br />responsible for demolishing existing buildings. Kaufhold <br />indicated that he would be responsible for the demolition. <br />Stokes indicated the corner will be developed to some extent. He <br />inquired about whether existing commercial zoning in the area <br />went back 50 years. <br /> <br />Dahlgren responded that the zoning goes back to county zoning. <br />Stokes indicated that he generally favored the concept, but that <br />he needs more time to review it. <br />
