<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Page #5 <br /> <br />Wednesday, January 6, 1988 <br /> <br />Planning File 1815 <br /> <br />Gerald H. Kaufhold request for a comprehensive plan amendment <br />rezoning from R-l to B-2 and B-l, and preliminary plat. <br /> <br />Presentation <br /> <br />Dahlgren pointed out that the location of the proposal as the <br />former site of the Lexington school at County Rd. B and Lexington <br />Avenue. Dahlgren indicated that there is existing commercial <br />land use and zoning on the other three (3) corners of the <br />intersection of County Rd. B at Lexington Avenue. <br /> <br />Dahlgren indicated that the open space on the south 2/5's of the <br />site is a part of the city's park and open space system. While <br />this is not the official city park, it is important to the <br />surrounding neighborhood. The city has a quality park system, <br />and the loss of this space is a serious concern. <br /> <br />Dahlgren pointed out that an additional 10 ft. of right of way <br />would be necessary for County Rd. B and an additional 16 l/2 ft. <br />for Lexington Avenue. <br /> <br />Dahlgren summarized the three (3) components of the proposal. <br />Part A is the development of a new post office facility on <br />approx. 3 1/2 acres in the northwestern portion of the site along <br />County Rd. B. Dahlgren indicated that there were a number of <br />questions which remained concerning this part of the proposal, <br />including such things as how it will work on the site, the number <br />of customers who will be visiting the site, and the timing of <br />this construction, especially in light of the recent news that a <br />post office has put an indefinite hold on the project. Dahlgren <br />pointed out that the existing postal facility is inadequate and <br />that a new facility will have to be built. <br /> <br />Dahlgren indicated that site B of the proposal involves the use <br />of the older portion of the existing school building along with a <br />6,000 sq. ft. addition for a new Rose Gallery building. Dahlgren <br />pointed out that the portion of the site occupied by the new <br />postal facility and the new Rose Gallery building would have to <br />be rezoned from R-l to B-2. A portion of the site occupied by <br />the parking for the Rose Gallery would be rezoned to B-1. <br /> <br />Dahlgren indicated that site C would be the remainder of the site <br />and which would be for park use. Dahlgren indicated that a <br />portion of the park equal to 10% of the overall site would be <br />dedicated to the city for park as required by city ordinances. <br />
