Kaufhold request for comprehensive plan amendment, <br />rezoning from R-l to B-2 and B-1 and preliminary plat approval at <br />1130 County Road B. <br /> <br />Presentation <br /> <br />Dahlgren outlined the location of the site as the former <br />Lexington School, which had a net size of 8.17 acres. Dahlgren <br />pointed out the surrounding zoning and land use, and the <br />importance of the open space on the site to the neighborhood. <br />Dahlgren summarized the three components of the proposal. Parcel <br />A is the development of the new post office facility on approx. <br />3 1/2 acres in the northwestern portion of the site along County <br />Road B. Parcel B involves the use of the older portion of the <br />existing school, with an addition for a new Rose Gallery. Parcel <br />C would be the remainder of the site which would be dedicated and <br />purchased by the City for park purposes. <br /> <br />Dahlgren indicated that traffic count information received from <br />Ramsey County indicated that in 1985 the average daily traffic <br />was 8,350 vehicles, and 13,100 vehicles on Lexington Avenue.
