2

County Road Band 15,100 vehicles on Lexington.

Dahlgren called the Commissioners attention to a letter received
from Bob Bierscheid, Director of Parks and Recreation, concerning
the Park and Recreation Board review of the Lexington proposal.
The letter indicated that the park portion of the new Lexington
School proposal is acceptable and a positive solution to the
proposed loss of recreation space.

Dahlgren outlined the comprehensive plan change, rezoning, and
preliminary plat and approval being requested by Kaufhold.

Dahlgren indicated he was not happy about the lack of cooperation
from the post office in this matter, and indicated that the
rezoning is based on the post office being there, and that he was
disappointed that the post office was not present, and would not
share their information about their operation and their study of
this site.

Gerald Kaufhold stated that he had talked to the post office, and
they had indicated that they did not want to get involved in the
rezoning action, and that they felt it was not their place.
Kaufhold indicated that the post office representatives had
indicated to him, that because of the new budget constraints,
they could not purchase the property before October, 1989, but
that they were still interested in the site.

Kaufhold indicated that the present tenant in the building has
indicated a need to continue their lease for two (2) more years,
and that he was negotiating a lease and purchase agreement which
would allow the existing tenant to continue, and give the post
office the right to purchase the property at the end of the lease
period.

Kaufhold indicated that there would be no building on the site
for approx. 2 1/2 years.

Kaufhold indicated that if he does not get the requested
approvals, he would have to sub-divide the property to recoup his
costs, to keep the deal going.

Tom Dunwell indicated that the reason for the project was to help
a long standing business in the community. Rose Gallery has used
the parking at Lexington School to meet their needs. The sale of
the property by the school board to another party would have
taken this parking away, and presented a severe problem to Mr.
Kaufhold's business. For that reason, Mr. Kaufhold is purchasing
the property which allows him to meet his parking needs and at
the same time expand his business. The existing business is land
locked, and does not allow for any expansion.

Mr. Dunwell indicated that they have been working on this plan
