11

Johnson inquired whether or not the post office has approved the
proposed site plan. Dunwell responded that the plan as a
prototype provided by the post office for a site of the same size
as being proposed, and believed they would follow it.

Dahlgren indicated that two changes might be considered as
condi tions of approval. First, that they might eliminate the
middle driveway on County Road B and the mail drop area extended
to the westerly driveway to increase the stacking space.
Secondly, the driveway on Lexington should be relocated to line
up with Burke Avenue and be connected to parcel A to better
distr ibute traff ic. Kaufhold indicated that he had no problem
with these suggestions.

DeBenedet moved, Haschka seconded to recommend that the city's
comprehensive plan be amended from school to show parcel A (as
shown on plans) as limited business, parcel B (as shown on plans)
as business, and parcel C (as shown on plans) as park.

Nays:

Stokes, Moeller, Goedeke, Berry, Maschka,
DeBenedet, Johnson
None

Roll Call: Ayes:

Hotion:

Berry moved, DeBenedet seconded to recommend approval
of rezoning of parcel A (as shown on plans) from R-l to
B-1 limited business, rezoning parcel B (as shown on
plans) from R-l to B-2, and B-1 (parking lot on south
end of parcel B) and to leave the zoning of parcel C
(as shown on plans) as R-l.

Nays:

Stokes, Moeller, Goedeke, Berry, Maschka,
DeBenedet, Johnson
None

Roll Call: Ayes:

DeBenedet moved, Berry seconded that preliminary plat approval be
recommended with the condition that the driveway onto Lexington
Avenue be relocated to line up with Burke Avenue, and that an
access easement be provided to parcel A to allow access to this
driveway. Stokes inquired if changing the access location would
make it more difficult for people on Burke Avenue to get onto
Lexington Avenue, and indicated he believed the access was moved
north because of these objections.

Dahlgren indicated that aligning of the driveways would
concentrate traffic and potentially allow for the installation of
a signal in the future. DeBenedet indicated that the driveway
would work better lined up.

Nays:

Stokes, Moeller, Goedeke, Berry, Maschka,
DeBenedet, Johnson
None

Roll Call: Ayes:
