<br />3 <br /> <br />for ten (10) months. Mr. Dunwell indicated that the current plan <br />addresses concerns expressed by the city and the neighborhood, <br />and also meets Mr. Kaufhold's needs to expand. <br /> <br />Mr. Dunwell indicated that the post office representatives in <br />Chicago indicated that they have no funds for the project through <br />fiscal year 1989. Mr. Dunwell indicated that this could change <br />at any time, however, and that if more money became available <br />through such things as and increase in postage, then funds could <br />become available and the project could move forward sooner. <br /> <br />Mr. Dunwell indicated that the proposal is a zoning and land use <br />question. The issue is whether the site is appropriate for <br />commercial property or not. <br /> <br />Mr. Dunwell indicated that the post office is still very much <br />interested in the site, and that there is a desperate need for a <br />new post office. He indicated that the Lexington School site <br />generally met the post office selection criteria, which include <br />the relationship of the site to the various postal routes, good <br />access to the freeways,(especially highway 36), the site should <br />be in a general vicinity to retail uses and between retail and <br />residential uses. Mr. Dunwell indicated that the post office <br />serves the Roseville area only, and only the 55113 zip code. Mr. <br />Dunwell indicated that in response to concerns, they could align <br />the driveway on Lexington with Burke Avenue, and that they have <br />extended the in length of the mail drop stacking space. Mr. <br />Dunwell indicated that the project would meet the twenty year <br />projected parking needs. There are currently 39 employees on the <br />site. They would propose to have 70 in the new building totally, <br />with 49 being on the site at anyone time. With car pooling, the <br />40 employee spaces proposed would be sufficient. <br /> <br />Mr. Dunwell indicated that the impact of traffic from the post <br />office would be minimal, because it is located 1 1/2 blocks from <br />the existing site, on a major road. The traffic is in the area <br />already. Rose Gallery also exists in the area now, so the only <br />increase would be due to the ease of using the new facility. <br /> <br />Mr. Dunwell indicated that the park board has approved the plan, <br />and that they felt the project would be beneficial to the park <br />system and the neighborhood. <br /> <br />Mr. Dunwell indicated that the proposal responds to concerns <br />which have been expressed. The size of the proposed commercial <br />areas are consistent with other corners. The proposed building <br />area is no more than the existing building area on the site. <br />Commercial uses proceeds no further on Lexington than already <br />exists across the street. The residential and park would be <br />maintained and a park enhanced because of the on site parking <br />provided. The city would save money on maintenance because the <br />parking area would be maintained by Mr. Kaufhold, and he would <br />
