<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Paget 23 <br /> <br />Wednesday, July 6, 1988 <br /> <br />opinion. wilson responded that in his opinion, the problems with <br />traffic can be mitigated with a change in plan, and that the <br />previous proposal was limited by the location of utilities and <br />the amount of excavation the developer was willing to do. <br /> <br />McDonald stated that the original project had 85 units, but they <br />were reduced because of the shared driveway with Country Kitchen <br />and traffic problems on Rice street. McDonald stated that his <br />fear would be that traffic problems would lead to reduced rents <br />and the quality of the development would go down over time. <br /> <br />Carol Tauber, 2234 Marion, stated that there should be no traffic <br />to Marion street from Outlot A. Keel responded that outlot A is <br />not wide enough for street purposes and that he saw no need for a <br />connection to Marion street. Wilson commented that he would have <br />no problem with a condition stating that there would be no outlet <br />to Marion street. <br /> <br />Krumm indicated a concern for the grades on the site. Dan <br />Klecker from Pope Associates, stated that there would be 2 - 6% <br />grades on the site. <br /> <br />Johnson closed the public hearing. <br /> <br />Berry moved, DeBenedet seconded to recommend approval of the <br />Special Use Permit for an amended plan unit development at 2231 <br />Rice street with the following conditions: <br /> <br />1. That exterior building materials be brick with aluminum <br />siding. <br /> <br />2. That the building height not exceed 40 ft. at the peak of <br />the roof. <br /> <br />3. That the drainage plan be approved by Mn Dot. <br /> <br />4. That city staff approve final engineering and landscape <br />details. <br /> <br />5. That there be no access to the site from Marion street. <br /> <br />6. That a sprinkler system be provided for the building. The <br />design of the system should be reviewed and approved by the <br />Fire Marshal. <br /> <br />Roll Call, Ayes: <br /> <br />DeBenedet, Berry, Goedeke, Johnson, Moeller <br />
