<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Paget 24 <br /> <br />Wednesday, July 6, 1988 <br /> <br />Nays: <br /> <br />Maschka, Stokes <br /> <br />Planninq File 1868 <br /> <br />Everest/Aldrich Eastman and Waltch, Inc. request for approval of <br />a rezoning from I-2 to B-4 and a Special Use Permit for site plan <br />approval at 1803 County Road C. <br /> <br />Presentation <br /> <br />Dahlgren summarized the location and proposal, pointing out staff <br />concerns concerning parking and the need for additional 2~ ft. of <br />right-of-way dedication along County Road C. <br /> <br />Tim Nelson from Everest summarized the proposal and the potential <br />location of the Tile Shop on that site. Nelson said that the <br />parking would be sufficient for the time being but the tenant has <br />agreed to provide additional parking if it is needed in the <br />future. <br /> <br />DeBenedet asked if there was sidewalk along Fairview. <br />pointed out that there was. <br /> <br />Johnson <br /> <br />Goedeke questioned the existing signage on the site. <br />indicated that the existing tenant would be leaving and <br />out a drawing showing the signage and the windows proposed <br />site. <br /> <br />Nelson <br />passed <br />on the <br /> <br />Johnson questioned whether it would be wholesale or retail <br />operation. Nelson responded that it would be both. <br /> <br />Berry questioned what handicapped parking is provided on the <br />site and directed the applicant to review what is being provided. <br />Rod Sells from the Tile Shop indicated he though one sign was <br />there and also pointed out the need for street lights in the <br />area. <br /> <br />Keel pointed out that street lights weren't needed for existing <br />industrial type uses, but that changes may be made in the future <br />as land use changes to retail. <br /> <br />Nelson informed the commission that they would not like to <br />provide additional parking now, but wouldn't object to a <br />condition which would require the additional parking if it is <br />needed in the future. <br /> <br />Johnson closed the public hearing. <br />
