ROSEVILLE PLANNING COMMISSION

Pagej

8

Wednesday, July 6, 1988

Nays:

None

Planninq File 1865

Valento request for lot division at 324 W. County Road B.

Presentation

Dahlgren summarized the proposal and it's location.

DeBenedet asked if any assessments are due on this property.
Keel responded that there are none due on this property.

Mrs. Ludke, 1816 Beebe Road, indicated that they wanted to buy
the lot in the past but were told that they couldn't split the
lot because it didn't have the required minimum 80ft. width.
Dahlgren replied that the current requirement is 85 ft., but that
the city could approve smaller lots if the proposed lots were in
scale with others in the neighborhood. Dahlgren stated that the
proposal seemed reasonable in light of the fact that there is a
75 ft. lot next door.

Ludke pointed out that there is a swamp in the back and inquired
about the effect of the proposal on the swamp.

Dahlgren responded that natural drainage to the swamp would be
maintained and that the house would be constructed on the high
land and the swamp left where it is.

Berry requested that staff review the lot sizes in the area.

Dahlgren outlined the lot sizes in the area surrounding the
proposal showing that the proposed lots were in scale.

Mrs. Krispin, 322 W. County Road B, questioned the need for a
variance from zoning standards, and pointed out that they bought
in the area because of the large lot sizes and stated a concern
about the potential for dense and congested housing in the area
and the affect on natural drainage in the area. Krispin said
she had concerns that the proposal would result in her having a
wet lot.

Dean Sidvrandt, a California resident, questioned why the city
would want to accept sub-standard lots.
