ROSEVILLE PLANNING COMMISSION

Paget

9

Wednesday, August 3, 1988

upgrade roads and sidewalks to manager that traffic the best we
can.

Schomaker questioned what would happen if the single family lots
would not sell. Wilson stated that he did not anticipate a
problem, but that the company would be liable for the taxes in
any case because of developer agreement with the city.

Schomaker asked what guarantee would the neighborhood have that
no rezoning would be requested of the single family area. Wilson
pointed out that when the city approves a plan, that's what they
must build, and if they would want to amend that plan, there
would be hearings before the planning commission and council.

Mark Gregory, 684 Grandview, pointed out that the roads are
County Roads and questioned whether the project should go ahead
prior to knowing what County plans are for upgrading the road.
Johnson responded that the County reacts to development after
it's built, and makes changes as warrants are met.

Mark Gregory pointed out that warrants are already met, and asked
if the developer has approached the County. Keel outlined the
procedure for approval and construction of stoplights, stating
that the city and county work together as proposed as traffic
meets warrants. Keel pointed out that the developer has
inquired about improvements in the area. Keel said that
improvements are not part of the County's current five year
program, and would not anticipate any changes in the next two
years.

Johnson state that citizens can express concerns to the County to
encourage them to change their priorities. Keel stated that the
city can also put pressure on the County.

Nita Truitner, representing the Phat-an vietnamese Temple,
introduced the Vietnamese people in the audience.

Mrs. Khai read a statement in vietnamese which was translated by
Min Dai The statement stressed the importance of the temple
socially and culturally to it's vietnamese members, and the need
to protect the space and ventilation around the temple.

Nita Truitner distributed and read a statement asking for
modifications to the plan to protect the park like atmosphere
around the temple, and to provide development which better blends
in with the existing low density housing in the area.
