<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Paget 10 <br /> <br />Wednesday, August 3, 1988 <br /> <br />Dr. steven Young, stressed the importance of transition and the <br />need to work with the Temple to provide for their open space and <br />separation needs. Young pointed out that each property is unique <br />and that precedence is not important in this case. Young <br />testified that the loss of green space should be a big concern <br />because decisions made now can't be reversed. Young encouraged <br />the commission to move cautiously because of the uniqueness of <br />this case and to recognize the cultural differences of the <br />vietnamese. Young added that the vietnamese people have more of <br />a relationship with nature which is an important part of the <br />cuI ture. Young encouraged the commission to take time to work <br />out the transition and to table this matter to fully consider the <br />options. Young stated that quick decisions are often made where <br />money is involved and those decisions lose sight of non-monetary <br />issues. Johnson responded that the role of the commission is not <br />financial, but to review the proper land use. <br /> <br />Bruce Reichenbach, 707 West County Road B-2, inquired if a study <br />has been done of the effect of mUlti-family development of a <br />property value of adjacent properties. Dahlgren responded that <br />he had been involved in a study in the past to try to proved that <br />there was impact on adjacent properties, but that the study did <br />not show it. Wilson commented that he knows of no formal study <br />but the key is to do development properly with quality <br />development and proper maintenance. <br /> <br />Dr. Albert Leon encouraged the commission to preserve the natural <br />environment in the area and give equal opportunity for the <br />vietnamese people. <br /> <br />Larry Bieza, 182 South McCarrons questioned who initiated the <br />petitions. Johnson highlighted the petitions. <br /> <br />Bieza asked what the entire site costs were. <br />that 3.6 million dollars were the total costs. <br />paying 2.3 million for the recreation center, <br />would pay 1.3 million. <br /> <br />Waldron repl ied <br />The city would be <br />and the developer <br /> <br />Bieza asked what the difference in setbacks were between R-3 and <br />R-l districts. Dahlgren summarized the setback requirements. <br />Bieza asked about the development schedule. Wilson responded <br />that the multi-family would proceed first, followed shortly by <br />the single family development. <br /> <br />Bieza asked how many 58 foot lots there were in the city. <br />Dahlgren replied that there are a number of 60 - 75 foot lots in <br />the older areas of the city. <br />
