<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page# 8 <br /> <br />Wednesday, October 5, 1988 <br /> <br />Kieger stated that this development would be a crowded eyesore <br />and that the actual lot sizes are only 8100 sq. ft. Kieger <br />commented that the neighborhood would like to see only 2 lots <br />developed on the site. Kieger testified that the proposed homes <br />would be out of character with others in the area. Kieger stated <br />that the parcel was land locked and that people in the area felt <br />it would not be developed when they built their homes on <br />surrounding lots. <br /> <br />Johnson asked what the neighborhood thinks should happen on the <br />parcel. Kieger pointed out that the neighborhood needs park and <br />open space. <br /> <br />Johnson inquired about what kinds of homes were to be built on <br />the site and asked the staff to address the sewer issue. <br /> <br />Keel stated that because of the elevations in the area a lift <br />station would be necessary and that if the lift station failed it <br />could lead to problems in the surrounding areas. <br /> <br />Mattke described the proposed lift station system and the back <br />ups that were part of the system to prevent problems to the <br />surrounding area. <br /> <br />Keel was directed to investigate the utility issues further. <br /> <br />Tramm showed drawings of the proposed houses to be built on the <br />site. <br /> <br />Kieger <br />PUD's. <br /> <br />asked if there was a 2 acre minimum requirement for <br />Dahlgren replied that yes, there was a 2 acre minimum. <br /> <br />Kieger pointed out that this particular parcel only had 1.18 <br />acres which was a large variance. Tramm pointed out that the <br />actual area in a PUD is 1.36 acres. <br /> <br />Kieger stated that the existing houses throw off the lot size <br />figures. Kieger pointed out that small driveways would cause a <br />problem because there would be no area for guest parking and that <br />snow removal would also be a problem. <br /> <br />Ron Richardson, 2165 Lexington Avenue, stated that people would <br />not pay the price that they were asking for these homes based on <br />the value of the homes around them. <br /> <br />steve Baker, 15 County Road B, stated that the project was <br />misleading and that no one would pay for those houses.
