ROSEVILLE PLANNING COMMISSION

Pagel 3

Wednesday, October 12, 1988

to the fire station impact question and what has been provided
seems to be contrary to information form the neighborhood.

Maschka asked a question concerning the costs and
participation in this project. Waldron summarized the
increment financing numbers.

City
tax

Dick Ferletti, District Fire Chief, of the Dale street station
stated that the proj ect will have an effect on response time
especially with volunteers getting to the station.

John Rohdy, 494 Grandview Avenue, questioned the cost of looping
water lines in the area. Keel responded by stating that the
looping costs would be born by the developer and not the city.

Rohdy asked what the potential water tower costs would be. Keel
outlined the various solutions and costs for dealing with the
water pressure problems in the area.

Rohdy questioned the timing of the looping of the water lines and
asked what water pressure problems would the residents on the
third story of the apartments have. Keel responded that the
looping would be done with the development and that the third
story residents would not suffer any worse pressure problems than
others in the area.

Geof Kaufmann, 2408 Cohansey street, stated his concern that the
traffic study was inaccurate because it was done during the
summer when traffic levels are low. Wilson responded that
Barton-Aschman had looked at traffic historically and that they
believed that July was a high month.

Kaufmann stated concerns that the effects of the proposal on the
adj acent Elementary School have not been adequately addressed
including the effect on children walking to school, bus traffic,
and on drop off traffic. Kaufmann also stated concerns about the
extension of tax increment financing district #10. Kaufmann
asked if properties in the district are contiguous or
noncontiguous. Waldron summarized the proposed extension of Tax
Increment District #10 and pointed out that the properties are
noncontiguous which meets the legislative requirements.

Kaufmann asked where the properties are located and what portion
of the city they comprise. Waldron summarized the parcels,
buildings and conditions of buildings within Tax Increment
District #10. Waldron stated that it would be a small proportion
of the land area of the City.
