ROSEVILLE PLANNING COMMISSION

Pagel 2

Wednesday, October 12, 1988

3-story was appropriate to the area and that they have provided
sufficient screening and expanded the distance between the
building and the adjacent single family neighborhood.

Goedeke asked what the height of the apartment buildings were
compared to the cluster homes and if parking would be completely
underground. Wilson replied that the apartments would be
approximately 13 ft. taller than the cluster homes and that the
parking would be 4-5 feet below grade but would appear to be
underground.

stokes asked for clarification of the revised setback of the
vietnamese Church. Wilson replied that the road and the adjacent
cluster home would be shifted by 7 feet to the west and that they
would provide an additional 32 feet to the vietnamese Church.
Wilson said that this would provide a 40 foot setback instead of
the present 8 foot setback.

stokes asked if the cluster homes would be rental. Wilson
responded that they would be rental initially but could be condos
in the future.

DeBenedet asked what the proposed right of way width would be.
Wilson responded that it would 60 feet.

Goedeke asked what the distance between building A and the King
of Kings Church would be. Wilson stated that it would be 250-
300 feet. Dahlgren added that from the map it scaled about 240
feet.

DeBenedet inquired if fire flow requirements had been looked at.
Keel responded that the study that had been completed did not
specifically look at fire flow but did determine that there would
be sufficient quantity for water.

DeBenedet stated his concern that the report states that adequate
water supply would be provided to meet normal demands but it was
not clear if there would be sufficient quality for a major fire.

Maschka asked if the building was being sprinklered.
replied that they planned to sprinkle the building.

Wilson

DeBenedet inquired what effect the traffic levels on Dale street
have on the ability to get fire vehicles onto the streets and
volunteers to get to the fire station. Johnson read from the
report that stated there would be slight delays.

DeBenedet stated that he was looking for a more specific response
