ROSEVILLE PLANNING COMMISSION

Page#13

Wednesday, November 2, 1988

Johnson asked for a clarification of their housing numbers.
Seigle responded that they would construct the student housing in
phases with 12 units in the initial phase.

Johnson asked if a development has to be built as shown on the
plans. Dahlgren responded that it would and a commission would
have to approve the phasing plan.

Seigle pointed out which town houses and how much parking would
be built in the first phase. Seigle stated that the school
portion of the site would be built entirely in phase I.

Goedeke questioned the traffic study and inquired if this study
had considered the traffic from adjacent high school.

Steve Kinzer, Bradford Schools explained the hours that the
school would be open and when students would be arriving and
leaving from the site. Eric Rohr from BRW explained the findings
of the traffic study.

Goedeke expressed concern about traffic in the morning peak
hours. Rohr described the typical turning movements and pointed
out that a majority of the traffic would be arriving from the
south and would have a right turn into the site.

Goedeke disagreed with the findings stating that Lexington is
congested in the morning and more of the traffic would be coming
from the north than was being projected from the traffic study.
Goedeke also expressed concern about the ponding area being close
to the daycare center. Haluptsok responded that the daycare
facility is currently fenced and would not have access to the
pond.

Moeller asked if there would be night classes.
responded that there would be no night classes.

Steve Kinzer

Johnson inquired about the number of student. Kinzer responded
that there would be 300 students and described the programs
offered by the school.

Johnson asked what the capacity of the school would be and Kinzer
reported that 400 would be as large as they would want to be.
DeBenedet asked if they would renting out space ~o other users.
Seigle replied no.

DeBenedet asked if the cul-de-sac had been reviewed by the fire
marshal. Haluptsok replied that it had not been reviewed by the
fire marshal but it had adequate space available to make it work.
