<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page#15 <br /> <br />Wednesday, November 2, 1988 <br /> <br />Planninq File 1908 <br /> <br />Barry O'Meara request for a special use permit for a planned unit <br />development and preliminary plat at 2551 Lexington Avenue. <br /> <br />Presentation <br /> <br />Dahlgren described the location, the proposed project, and how it <br />differed from the previous project approved on the site. <br /> <br />Keel summarized the public works department concerns about the <br />proposed cul-de-sac. Keel stated that the whole cul-de-sac <br />should be shifted to the south and built at this time. <br /> <br />Nisja stated that proper fire access could be addressed by <br />widening an access drive adjacent to the cul-de-sac. Nisja also <br />pointed out the need for minimum of 20 foot wide access drives. <br /> <br />O'Meara sated that he would prefer to leave the cul-de-sac as is, <br />widen the access drive and then complete the cul-de-sac when the <br />trailer park gets developed at a future date. 0' Meara added <br />that snow removal should not be a problem, that there is ample <br />room for snow storage around the cul-de-sac. Keel responded that <br />city had no legal right to dump snow on private property. <br />O'Meara stated that the cul-de-sac could be shifted if necessary <br />and the adjacent driveway width could be adjusted with <br />accordance to the fire marshal's requirements. <br /> <br />Johnson asked if the City could approve the development without <br />parking areas being curbed. Dahlgren answered that the City can <br />approve something different because this is a PUD. Dahlgren <br />also commented that the advantage of no curbing would be to keep <br />the development more residential in character but that curbing <br />made sense from a long term maintenance basis. <br /> <br />Johnson asked about the exterior design and how the new buildings <br />would be tied to the existing building. 0 'Meara replied that <br />they are not attempting to do that because the buildings are <br />different styles and there is no need to tie them together. <br />O'Meara stated that they are proposing to use maintenance free <br />siding probably aluminum on the new buildings and that the <br />existing building would be a combination of brick and probably <br />aluminum siding. Johnson asked if there would any brick on the <br />new units. O'Meara replied that there would be none and that the <br />neighbors liked the appearance of the units. Berry asked about <br />the color of the siding. O'Meara replied that the decisions on <br />color have not been made and they intended to get the input from <br />potential buyers before a decision on color would be made. <br />
