O'Meara responded that it had been dedicated <br />already. <br /> <br />stokes asked if the project was over 2 acres. Dahlgren <br />responded that it was a previously approved PUD and that the site <br />is over two acres. <br /> <br />stokes inquired how the existing building would be divided. <br />O'Meara responded that it would be condominium. <br /> <br />DeBenedet asked if there was agreement on the cul-de-sac. Keel <br />stated that there as no agreement and summarized the process for <br />street design and approval. <br /> <br />DeBenedet stated a concern about the City accepting utilities <br />when the location and the condition is unknown. Keel responded <br />that Mr. O'Meara and the City would be testing the lines in about <br />a week to determine their condition. O'Meara stated that sewer, <br />water, and storm lines are in Rose Place. <br /> <br />Johnson questioned what the schedule for development would be. <br />O'Meara replied that it was his intent to complete the existing <br />building right away and then construct the new units after the <br />existing building is sold. <br /> <br />stokes asked what would happen with the existing vacant house on <br />the site. O'Meara stated that it was being used for fire <br />department training and would eventually be burned down. <br /> <br />Johnson closed the public hearing. <br /> <br />Johnson stated that the commission should address the curbing <br />issue. DeBenedet stated that the three new buildings would be <br />more like duplexes than office or mUlti-family and that they <br />might look better without curbing. <br /> <br />DeBenedet stated concerns that the cul-de-sac design and driveway <br />issue had not been resolved. DeBenedet also stated concerns <br />about the lack of final exterior finish details and the proposed <br />rear yard setbacks on the south side. DeBenedet suggested that a <br />condition of approval should be that Rose Place be completed as a <br />public improvement project. <br /> <br />Dahlgren pointed out to the Commission that the proj ect was <br />discussed with the neighborhood and that under single family <br />zoning that an accessory building could be constructed within 5 <br />feet of the rear side property line which would be more of a <br />
