Nisj a stated that if parking were to be allowed at <br />all it should be only on one side of the street. <br /> <br />DeBenedet asked if other variances to the PUD size requirement <br />have been granted in the past. Dahlgren replied that other <br />projects including the Lake Owasso Marina, duplexes near <br />McCarrons Lake and the Kehr property are examples where PUD' s <br />have been proposed where the site area is less than two acres. <br /> <br />Berry asked if the Casey project is under two acres. Dahlgren <br />responded that he believed that project was similar to the this <br />one but slightly over two acres in area. <br /> <br />Keel stated that he had not received the detailed information on <br />the utilities that he had requested but that he believed that <br />the effects of failure of the proposed lift station would be <br />limited to this property. <br /> <br />stokes asked what the average size of the four new lots was. <br />Tramm outlined the proposed lot sizes. <br /> <br />Moeller stated a concern about storm water drainage. <br />pointed out the locations of the catch basin and <br />proposed drainage on the site would work. <br /> <br />Tramm <br />how the <br /> <br />Maschka questioned the need for four lots and stated that $38,000 <br />would be the average lot cost in Roseville. Tramm replied that <br />he had been advised that the typical lots in that area would sell <br />for between $25,000 and $35,000. <br /> <br />Goedeke stated his concern about the removal of oak trees on the <br />site. Tramm responded that because of the amount of grading to <br />be done, some trees would be removed but that they would attempt <br />to keep as many of the trees as they can. <br /> <br />stokes asked about the price range of the proposed new houses. <br />Tramm responded that the base price would be in the $125,000 to <br />$140,000 range. <br /> <br />DeBenedet pointed out that in reviewing the grading plan, that <br />removal of substantial number of oak trees would be required. <br />
