<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page#13 <br /> <br />Wednesday, January 4, 1989 <br /> <br />that the developer was trying to do too much on the corner and <br />that it may be appropriate to reduce the size of the shops in the <br />area and to slant the building to provide a good view and vista <br />of the center. Dahlgren commented that the separation between <br />the cars and the driveway in the southeast area appeared too be <br />narrow. <br /> <br />Brown stated that the design is similar to other centers in the <br />community and that the shops on the east end reduce the mass of <br />the building and give a street presence on Fairview. Brown <br />pointed out that the design is fixed because of commitments to <br />tenants, that they are not requiring any variances and that they <br />are dedicating right of way. Brown asked the Planning Commission <br />to keep an open mind on that issue. Johnson responded that the <br />consensus appeared to be to redesign that area and that the <br />Commission had an obligation to make the best recommendation for <br />a center that works. <br /> <br />Moeller asked if variances would be needed for the pylon and <br />monument signs being proposed. Dahlgren responded that the signs <br />could be approved as a part of the planned unit development and <br />as such would not require a variance. <br /> <br />Cushman stated that there are existing congestion and traffic <br />problems in the area and that the City is very sensitive to the <br />issue and wants to make sure that the proposed center would work <br />as best as possible. <br /> <br />Cushman questioned locating the dry cleaning shop right at the <br />main entrance. Cushman testified that her preference was to <br />have the building located close to the streets and parking <br />provided in back of the building. <br /> <br />Glen Kabaun, 2565 Wheeler, stated his concern about traffic <br />congestion in the area and as a member of the fire department, he <br />was concerned about adding more uncontrolled entrances onto <br />Fairview. <br /> <br />Johnson closed the public hearing. <br /> <br />DeBenedet stated that sediment control on this site should be <br />looked at. <br /> <br />DeBenedet also expressed concern about the number of parking <br />stalls being provided on the site and that he was uneasy about <br />granting variances. <br /> <br />Goedeke stated that restaurant parking needs are different <br />
