<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page# 2 <br /> <br />Wednesday, February 1, 1989 <br /> <br />Berry moved, Maschka seconded to recommend acceptance of Belair <br />Builders withdrawal of their application. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Moeller, DeBenedet, Berry, <br />Stokes, Maschka, Johnson <br /> <br />Goedeke, <br /> <br />Nays: <br /> <br />None <br /> <br />Planninq 1916 <br /> <br />Rosedale Marketplace Associates request for rezoning from 1-1 to <br />B-4 and special use permits for site plan approval and for <br />planned unit development at 2401 Fairview Avenue. <br /> <br />Presentation <br /> <br />Dahlgren summarized the location and the changes to the proposal <br />including entrance, signs, and landscaping. Dahlgren highlighted <br />the use of parapet walls to screen rooftop units. <br /> <br />Keel summarized the changes to the drainage plans and utilities <br />and pointed out that this was a more workable solution. <br /> <br />Maschka questioned the capacity of the ponding area. <br />responded that it would be .9 acre feet. <br /> <br />Keel <br /> <br />Allan Brown summarized the changes to the plan and indicated that <br />the Fire Marshal had approved of the project. <br /> <br />Nisja stated that he had met with the developer and that his <br />concerns have been met. Nisja pointed out that the Fire <br />Department continues to have the general concern about <br />developments increasing traffic which makes access to and from <br />City Fire stations more difficult. <br /> <br />Maschka asked if the buildings would be sprinklered. <br />responded that they would. <br /> <br />Nisja <br /> <br />Maschka asked if the landscaped areas would be irrigated. <br />responded that they would. <br /> <br />Brown <br /> <br />Moeller asked how the signs and the parking lot would be lighted. <br />Brown responded that signs would have internal lighting and <br />summarized the location and scale of lighting in the parking <br />lot. <br /> <br />Moeller asked if there would be a pylon sign for the restaurant. <br />Brown replied that there would be no pylon sign for the <br />restaurant. <br />
