Keel summarized the pathway policy which would not <br />require pathways on C-2 or Old Highway 8. Keel added, however, <br />that City ordinance requires that sidewalk be constructed in <br />front of all businesses. <br /> <br />Bob Brown, 3210 Old Highway 8, asked if there had been traffic <br />studies done for this proposal. Pastorius replied that they <br />obtained County traffic counts. Jan Conn stated that her company <br />has been negotiated on two wooded lots close to this site. Conn <br />stated that the proposed development will make the proposed lots <br />undevelopable for homes because they would be near the service <br />station. <br /> <br />Pastorius stated that he would be willing to purchase the parcel <br />to the north to keep as a buffer between the use and the proposed <br />store. Pastorius testified that the resale is determined by such <br />things as market and price and that Roseville is a desirable <br />communi ty and that this operation would not be detrimental of <br />adjacent sites. <br /> <br />The owner of 1846 Old Highway 8, President of the Village <br />Townhomes Association, stated opposition to further <br />commercialization of the area, stating concerns about traffic <br />because of the intersection of five streets in the area, safety <br />concerns about kids being attracted to the site, and that there <br />are other stores in the area to meet the neighborhood needs. The <br />owner stated that the property should be maintained as <br />residential. <br /> <br />The resident at 3242 Old Highway 8, stated that he had hoped for <br />an upgrading of the area, that the dynamics of change in the <br />area are going toward residential and that he hoped that this <br />proposal would be defeated and that change continued. <br /> <br />Harry McKensie stated that the area is changing because of the <br />shift of traffic to Highway 88. McKensie stated that the site is <br />not a proper place and there is no need for convenience store on <br />the site. McKensie presented a petition with 106 names in <br />opposition. McKensie stated that it would be possible to get 6 <br />single family residential sites on this parcel and the one to the <br />north. McKensie stated that he would rather see residential than <br />a convenience store. <br /> <br />Mike Mannelly stated the concern about safety for the kids going <br />to the site and questioned the fuel truck impact on the <br />neighbors. Mannelly asked what residents would have to do to get <br />the site rezoned residential. <br />
