ROSEVILLE PLANNING COMMISSION

Page'12

Wednesday, July 5, 1989

Johnson pointed out that the property owner has the right to
propose commercial development and that staff is attempting to
encourage residential on the site.

Bob Brown, 3210 Old Highway 8, stated that in previous items, the
commission was focusing on protecting the communi ty . Brown
stated that the proposal is not in harmony with the development
in the area and does not compliment or enhance the aesthetics and
life style of the area. Brown stated that the existing vacant
lot with trees is in harmony with the neighborhood and that it
should be left in place.

Barb Anderson, 2922 Old Highway 8, stated her concern about trash
and gas tanks being filled. Anderson pointed out that fumes from
the previous site were ferocious. Anderson asked out long the
applicant has owned the site. James Trapp stated that he had
owned the site since the 50's. Anderson pointed out that the
previous station had burned down and that she had to contact the
village about safety problems with the hole that was left.
Anderson stated that she didn't want it there and that a better
idea for development on the site is necessary.

The property owner of 3246 Old Highway 8, questioned if the site
was successful, would the applicant sell the property and if he
could control the type of development that would go in there.
The property owner stated that the proposal does not enhance the
neighborhood, that the owners have not been good citizens and if
they continue, it would be a real problem. Pastorius stated that
they would consider a sale or a lease back arrangement.
Pastorius pointed out that the site has been cleaned up within
the last year.

Conner, 3015 Townview, stated that he has to pick up trash now
and it would be worse if there was a store there. Mr. Conner
stated that the si te should be developed as single family or
townhouse and not as business. Pastorius stated that an
undeveloped site leads to problem but that if it is developed,
the business will work with the neighborhood to keep it clean.

Johnson pointed out that the owner is responsible to keep the
site clean even now.

Glenn Anderson, 2922 Old Highway 8, stated his concern about
potential for robberies, being a hang out and drag racing,
because Police don't patrol that end of town very well. Anderson
stated that he would be glad to work with the owners to work on
single family development and not commercial development on the
site. Anderson stated commercial use will lower property values
