<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Page' 15 <br /> <br />Wednesday, July 5, 1989 <br /> <br />Presentation <br /> <br />Dahlgren summarized the location and the proposal. Dahlgren <br />pointed out concerns about parking and excessive amount of black <br />top and vehicle circulation. Dahlgren suggested the elimination <br />of one of the entrances from Rice street. <br /> <br />Keel stated that it would be necessary to have better drainage in <br />the area adjacent to the car wash. Keel stated that he had been <br />informed by the Department of Transportation that they would have <br />need for additional right of way at the corner for future Rice <br />street improvements. <br /> <br />Dahlgren questioned the exterior material on the back of the <br />building. <br /> <br />Nisja stated that because the station would front Larpenteur, <br />that they would prefer a Larpenteur address. <br /> <br />Dick Hicks stated that they have built these stations allover <br />the country and that the proposal would involve a new structure <br />which would improve the area. <br /> <br />Maschka questioned the applicant about what impact the thirty day <br />delay would have. Hicks responded that the delay would cause a <br />problem because they would get into cold weather construction. <br />Hicks requested conditional approval. <br /> <br />Maschka stated that the site needs reconfiguration and that he <br />would like to see a thirty day delay to allow the issues to be <br />worked out. <br /> <br />Goedeke asked what impact new development across the street will <br />have on this site. Goedeke also stated that the site has too <br />many entrances. <br /> <br />Hicks stated that the exits are necessary to allow proper access <br />for people going to the convenience store and not to the pumps. <br /> <br />Keel pointed out that the state would like to see a reduction in <br />the number of curb cuts also. <br /> <br />Johnson stated that the City needs to be assured that the site <br />will work because it is on an important corner. Johnson also <br />point out that design by committee doesn't work. <br /> <br />Maschka questioned the proposed color scheme. Hicks stated that <br />it would be a ICO total type color scheme.
