Dahlgren pointed out that there has been a <br />cooperative effort to achieve the current design. <br /> <br />Keel stated that Public Works Department concerns have been <br />addressed. <br /> <br />Daniel Commers stated that he was excited about the plan and that <br />it should work for everyone involved. <br /> <br />Juris Curiskis, the architect working on the project, appeared to <br />answer questions. <br /> <br />DeBenedet questioned the roof top screening. Curiskis stated <br />that metal screening painted to match the trim was a possibility. <br />Commers stated that because of the new roofing system that had <br />been applied that it would tough to put a fence around the units. <br />Commers stated that he would prefer to paint the units instead. <br /> <br />DeBenedet questioned the circulation around the site and wondered <br />if the one way circulation could be reversed. <br /> <br />curiskis stated that the proposed circulation works and provides <br />better aesthetics. <br /> <br />DeBenedet questioned if there was sufficient distance to allow <br />the 180 degree turn to leave the site. Curiskis responded that <br />sufficient distance is available. Goedeke pointed out that at <br />the previous Commission meeting, there was discussion of future <br />equipment in the front area and he questioned if there was enough <br />area in the present plan to allow that. Michael Sanchelli stated <br />that they gained approximately 2400 sq. feet of new space in the <br />new plan, while he didn't know the exact needs, he stated he felt <br />there should be sufficient area. <br /> <br />Johnson stated for the record that Commissioner stokes would be <br />abstaining from this matter because he had conducted appraisal <br />work on the site. <br /> <br />Johnson closed the public hearing. <br /> <br />Goedeke questioned whether tax increment financing would be used. <br /> <br />Johnson stated that the tax increment financing issue would be <br />resolved by the Council and that the role of the Planning <br />Commission would be to deal with design and land use. <br /> <br />Berry moved and Maschka seconded to recommend approval of <br />
