ROSEVILLE PLANNING COMMISSION

Page' 11

Wednesday, September 6, 1989

Berry stated that the City is responsible to ensure that water
doesn't flow onto other properties.

DeBenedet stated concern about approving two homes on the site
because of drainage problems. DeBenedet indicated that a
topographic survey should be provided to specifically locate the
drainage swale. DeBenedet added that he was not sure he could
support the development of two lots because there were larger
lots in the area.

Johnson stated she hoped the developer would work with the
neighborhood and come back with a better solution.

Roll Call:

Ayes:

DeBenedet, Stokes, Wietecki, Goedeke,
Maschka, Berry, Johnson

Nays:

None

Planning File 2008

Electro Van Lift, Inc. request for a special use permit at 1901
Oakcrest.

Presentation

Dahlgren summarized the location and the proposal. Dahlgren
testified that the special use permit would go with the land and
that the approval should be conditioned upon this scale and
operation only because the site could not accommodate the full
scale car dealership.

Nisja stated that he would request that a one hour occupancy
separation wall be provided between the office and shop area as a
condition of approval. Nisja added that other minor fire code
items can be worked out separately.

Bill Schneider explained his operation and pointed out that he
would like expansion capabilities in the future.

DeBenedet asked if the applicant was operating on the site now
and Schneider stated that he is and the move was conditioned on
City approval.

DeBenedet asked if the applicant understood the recommended
condition. Schneider stated that he did. DeBenedet asked if a
condition on prohibiting advertising would be acceptable.
Schneider stated that it wasn't a problem.
