<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Paget11 <br /> <br />Wednesday, November 1, 1989 <br /> <br />Maschka questioned what the zoning on the former Amoco site was. <br />Dahlgren responded that it is industrially zoned and that the <br />Twin Lakes plan shows the site for consumer retail type use which <br />could be a B-4 type zoning. Dahlgren added that it is not the <br />intent to have car dealerships in a B-4 zoning district. <br /> <br />Maschka questioned what the zoning of the area to the south of <br />the site was. Dahlgren responded that it was B-6. Maschka <br />stated that the City, in its past planning, had made a commitment <br />to B-4 zoning and uses which Everest had relied on in developing <br />its property. Dahlgren replied that the area was all zoned at <br />the same time. <br /> <br />Wes Rydel stated that he does not like a White Castle look either <br />but that the materials to be used would not be shiny but was <br />softer grainier in its appearance. Rydel also stated that he <br />wouldn't want his customer cars in water. <br /> <br />Johnson closed the public hearing. <br /> <br />Johnson read a portion of a letter from an attorney representing <br />Everest opposing the project. Johnson stated that when Everest <br />was approved, the city had made a commitment to have B-4 zoning <br />and development on the site. Johnson stated that she had nothing <br />against the Saturn project but that the City had made a <br />commitment to the area that should be followed. Johnson added <br />that Everest did what they said they would do and that the City <br />should stick to the commitment that they had made in the past. <br />Johnson stated that she hoped that there would be another site <br />for the use in Roseville. <br /> <br />Stokes stated that he can't support the project. Stokes <br />testified that metal buildings and car dealerships are not the <br />highest and best use of the property and that the City should <br />strive for more substantial building and taxes. Stokes stated <br />that the development would not be a permanent asset to the <br />community. Stokes indicated that the City had made a commitment <br />and Everest had made a substantial investment on their property <br />relying on the commitment. <br /> <br />Maschka stated that he liked the concept but not the <br />site. Maschka stated that he had no trouble with the <br />but that it would set a precedent for County Road C. <br />added that it was an excellent concept and idea but a <br />for it. <br /> <br />proposed <br />building <br />Maschka <br />bad site <br /> <br />Goedeke indicated his concern about the trends in the auto <br />industry and the potential for failure. <br />
