<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Paget 8 <br /> <br />Wednesday, November 1, 1989 <br /> <br />DeBenedet stated that he didn't have any trouble with the <br />proposal but suggested that the slope would need 10-12 evergreens <br />to provide a proper screen. <br /> <br />Johnson suggested that additional landscaping may be necessary <br />along Long Lake Road. <br /> <br />Goedeke moved and DeBenedet seconded to recommend approval of the <br />variance request with the following conditions: <br /> <br />1. That the expansion take place in accordance with the plans <br />as submitted. <br /> <br />2. That a large scale landscaping plan and grading plan be <br />prepared to adequately screen the residential district to <br />the west subject to staff approval and review by adjacent <br />neighbors. The plans should include 12 additional evergreen <br />plantings on the newly graded bank on the west side of the <br />property and should also provide additional plantings along <br />County Road C2 and Long Lake Road. <br /> <br />3. That the drainage be accomplished subject to Engineering <br />staff review. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />DeBenedet, Goedeke, Maschka, Berry, <br />Stokes, Wietecki, Johnson <br /> <br />Nays: <br />Planning File 2035 <br /> <br />None <br /> <br />Saturn of st. Paul request for rezoning from B-4 to B-3, special <br />use permit for an automobile dealership, parking setback variance <br />and freeway pylon sign height variance at 2140 County Road C. <br /> <br />Presentation <br /> <br />Dahlgren summarized the location, the uses in the surrounding <br />area, and the proposed project. <br /> <br />Keel stated that he has worked with the Project Engineer and that <br />most of their concerns have been dealt with. Keel pointed out <br />that there is no dedicated pond on the site for storm water and <br />that the northeast corner of the parking lot will serve as a <br />ponding area during heavy rain falls. Keel pointed out that this <br />area of the lot is used for storage of cars and not for <br />customers. <br />
