ROSEVILLE PLANNING COMMISSION

page# 9

Wednesday, December 6, 1989

LeTendre replied that most of the trash storage would be inside
the building.

Johnson asked if the applicant would be agreeable to a condition
which would require internal trash storage except for the one
area shown on the plan.

Goedeke asked if the back was brick or painted block.

Curiskis stated that the distraction is not the block material
but is the power lines, meters and conduits on the back of the
building and it is not possible to eliminate them.

Goedeke pointed out that the existing Liebermann sign is a
problem.

curiskis stated that there would be sign criteria for the
building which would require individual letters on the facia.
LeTendre stated that there would limits on size height and design
on the leases.

Johnson questioned if the applicant owned the adjacent building
to the west. LeTendre stated that they did not own it.

curiskis stated that the trash enclosure needs is a function of
how often trash is picked up. Johnson replied that internal
trash storage is the real answer. LeTendre replied that
screening the full building height is not economically possible
and added that it is a 20 year old building that cannot be made
to look like a Loehmann's Plaza.

Johnson pointed out that painting may be the best solution.

DeBenedet stated that the number of handicap spaces did not
appear to be adequate. LeTendre replied that they could put five
in front of the building.

Goedeke questioned the usability of the parking stalls on the
west side of the building. LeTendre replied that Schneiderman's
requires just one loading dock.

Goedeke asked the location of the Schneiderman's loading dock and
pointed out that if they had five tenants, five loading docks
would be required which would eliminate alot of parking spaces.
Curiskis replied that there would be employee parking on the west
side of the building and that delivery times are known and can be
controlled and should not interfere with parking.
