<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Pagel 3 <br /> <br />Wednesday, February 7, 1990 <br /> <br />area requirements. Dahlgren stated that similar divisions had <br />occurred in the immediate area. <br /> <br />Fred Strub, the applicants brother, was present in place of the <br />applicant. He stated that he wants to build a home on the new <br />lot division. <br /> <br />Keel pointed out that there will need to be an easement due to <br />the location of the water and sewer line. The water service <br />crosses the southwest corner of the north lot division. <br /> <br />DeBenedet asked if there would be any additional assessments. <br />Keel stated that there would be no additional assessments due on <br />the lot. <br /> <br />DeBenedet asked if the division was drafted by a surveyor. Strub <br />stated that it was prepared by Dwyer and Associates on 10/8/89. <br /> <br />Alan Waite, a concerned neighbor, questioned style and value of <br />the home to be built on the new lot division. <br /> <br />Johnson stated that this is not a valid question to ask. <br /> <br />Goedeke stated a concern that the lot would be narrow and wanted <br />to know whether new or old setbacks would be applied. <br /> <br />Dahlgren commented that when one creates a new lot, the new lot <br />requirements are followed. Dahlgren added that there are many <br />house plans to fit that lot size. <br /> <br />DeBenedet questioned whether or not the existing house would be <br />granted a variance from 6 to 10 feet. Dahlgren stated that it is <br />nonconforming as 6 feet but the whole neighborhood has 5 foot <br />setbacks. <br /> <br />Johnson closed the public hearing. <br /> <br />Berry moved and DeBenedet seconded to recommend approval of the <br />plat and lot division with the condition that the proper <br />easements be in place. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />DeBenedet, Goedeke, Stokes, Berry, <br />Wietecki, Johnson <br /> <br />Nayes: <br /> <br />None <br /> <br />Planninq File 2052 <br />
