ROSEVILLE PLANNING COMMISSION

Pagel 4

Wednesday, February 7, 1990

Thomas and Mary Short request for division of a platted lot at
990 W. County Road B.

Presentation

Dahlgren summarized location and history, existing dedication,
division of the land and square footage. Dahlgren stated that
the two parcels created by this division would meet the area
requirements and the minimum width requirements for the City of
Roseville.

Keel added that the division would require additional water and
sewer charges and right-of-way dedication.

A concerned neighbor that lives at 970 W. County Road B (two
lots to the east of this parcel) commented that this is a very
unique area in Roseville. He stated that he does not want to see
this area change and opposes this lot division.

A neighbor from 964 W. County Road B was present and stated that
he favors this lot division and can see no reason why it should
be denied.

Mary Jean Wyant, another neighbor, was present and stated that
she was opposed to this lot division. She stated that she
purchased her lot because of the large size of the lot and oak
trees which create privacy.

The applicant stated that she has no intention of getting rid of
any of the foilage. She also added that she wants to build a
smaller home on the newly created lot and sell the existing home.

Johnson closed the public hearing.

Berry stated that she favors the division of this lot. Berry
added that there are many visible dead oak trees and storage of
items toward the rear of many of the lots in this neighborhood.

Berry moved and DeBenedet seconded to recommend approval of
Thomas and Mary Short's request for division of a platted lot at
990 W. County Road B.

Goedeke stated his concern about survey 10.

Dahlgren clarified the dimensions of the lot.

Goedeke commented that the lots get quite narrow toward the end
of the block.
