ROSEVILLE PLANNING COMMISSION

Pagel 3

Wednesday, May 2, 1990

Johnson questioned if this merchandise may infringe on this
setback area. Jim Schwalbach, the owner of the hardware store
was present and stated that he has been trying to get more of the
mowers put inside the building but they do not have the space.
Schwalbach added that he has been displaying outside merchandise
for the past ten years. He is currently looking for additional
off-site storage space.

DeBenedet questioned if it is possible for them to store the
additional materials in the addition on the back section of the
building. Schwalbach stated that this area is already full.

DeBenedet questioned if they have thought of making financial
incentives available to the customers to pick up their mowers
sooner to reduce the storage problem. Schwalbach stated that
they currently charge a dollar a day for storage if the machine
is not picked up within seven days.

Roberts questioned how the amount of outside storage space
compares to the amount of inside sales area. Schwalbach stated
that there is 850 feet indoors and 85 feet outdoors.

Roberts questioned where the normal access points are into the
building. Schwalbach showed the location of the entrances on the
building. Schwalbach added that he has had comments from
neighbors stating that they have no problems with his outside
storage.

Johnson closed the public hearing.

Johnson stated that this proposal will not leave enough sidewalk
space for pedestrians.

Keel commented on the dimensions of the sidewalk and added that
there are ballards located in front of the sidewalk to stop cars
from encroaching on the sidewalk space.

DeBenedet stated that not too many people use the sidewalk. They
usually park their vehicles and walk in a direct line towards the
doors.

wietecki stated that he may not be reading the ordinance in the
same way as others. He stated that we must consider these seven
items but not necessarily require them.

DeBenedet stated that he does not see a problem with this special
use permit.
