ROSEVILLE PLANNING COMMISSION

page#15

Wednesday, June 6, 1990

Joyce Nordquist said that they are addressing the soil
contamination problem and that they were aware of utility
concerns. Nordquist summarized the type of housing and the
income requirements for people purchasing the proposed six new
homes.

Janice Kahn pointed out that there are no valuable trees on the
site.

stokes questioned if the land had been purchased yet. Kahn
responded that the property is being purchased by a holding
company and it is no longer owned by Trapp.

stokes asked who would be obligated for any damages for down
zoning the property. Kahn stated that there was no damage.

Jopke pointed out that there is a grant being used to write down
the land.

Shardlow stated that there should be no damages because the
applicant is requesting the down zoning.

DeBenedet asked if the applicant had read the staff report and
understood it. Nordquist responded that she understood the
issues.

An unknown resident questioned what the down zoning was. Johnson
responded that that would be rezoning the property from B-3 to R-
1.

Harry McKensie, 2501 W. County Road C-2, pointed out that the
triangle of his land which is included in the plat has not been
acquired yet and stated that the ponding area proposed is not a
good idea.

Keel responded that the drainage area eventually goes to County
Road C-2 and that it is not a wet pond. Keel added that the
design is subject to further detailed review.

McKensie asked what affect the proposal had on drainage of his
property. Keel stated that it doesn't appear that it will
affect Mr. McKensie's property but that the detailed design will
have to be reviewed when building permits are issued.

Kahn explained the legal requirements and restrictions of
ownership because of the grant requirements.
