ROSEVILLE PLANNING COMMISSION

page#16

Wednesday, June 6, 1990

Nordquist stated that once everything is approved, they will
approach Mr. McKensie and work out the final details of the
purchase. Nordquist also stated that drainage has been discussed
with the City and that any issues will be resolved.

Phyllis 0' Connor, owner of property across Highway 8 from the
site, stated that four lots would be too many along Old Highway
8. O'Connor said that she had looked at homes built in other
areas by the developer and was concerned because they were too
plain and wouldn't fit into the neighborhood.

Nordquist responded that the houses that Mrs. O'Connor looked at
were presold homes designed by the buyers whereas on this site,
they have selected more elaborate designs which will have to be
built on the sites.

Kahn pointed out that they have been working with the
neighborhood to get single family development on the site.

Johnson suggested that the applicant meet with the neighborhood
to share the specific plans with them.

Barb Anderson questioned why fill has been brought into the site.
Nordquist responded that new fill is necessary to correct soil
problems on the site. Nordquist added that the fill that was
brought in because they had an opportunity to get the fill from
another area at a reduced price.

Johnson closed the public hearing.

Johnson stated that this appeared to be a win win situation and
that she was not comfortable with the previous proposals for
convenience stores on the site. Johnson added that the numbers
are tight but that everyone is working to get single family on
the site. Johnson indicated that she will support the
application because it appears to be the best application that
the City will see.

Goedeke said that the sites are smaller than others, but that
they have to be small to make the project work.

MOTION

Berry moved and Wietecki seconded to recommend approval of a
comprehensive plan amendment from business to low density
residential at 2284 Old Highway 8.

Roberts questioned if the proposal is consistent with the
definition of low density.
