ROSEVILLE PLANNING COMMISSION

Page 10

Wednesday, August 1, 1990

MOTION

Berry moved and wietecki seconded approval of the lot split with
the following conditions: 1) That ten feet of additional right-
of-way be dedicated along victoria street; 2) That all
assessments be paid; 3) That an additional sanitary sewer service
be installed for the new lot.

Roll Call:

Ayes:

Berry, DeBenedet, Goedeke, Johnson,
Roberts, Stokes, wietecki

Nays:

None

PlanninQ File 2136

Donald Roberts request for a lot division at 222 W. McCarrons
Boulevard.

Presentation

Shardlow summarized the lot division and stated that the proposed
lot was very large and was well in excess of the minimum
requirements for a lot. Shardlow stated that the proposed lot
conforms in all ways.

Keel stated that the frontage on McCarron's Street is not
desirable but since it is a lightly travelled road it should not
present any problems. Keel added that the lot will need a sewer
hook up and that there are no outstanding assessments.

Johnson questioned whether the 75 foot shoreline setback would be
a problem. Keel stated that it is a big parcel and that there
is plenty of room to properly place a house on the lot.

Goedeke questioned whether the placement of a driveway will
impact sewer lines. Keel stated that driveways can be built on
sewer lines but structures cannot.

Roger Hess, 1913 Shady Beach, stated that he was concerned that
the road ends right at the lot line, therefore a driveway would
go right through his yard. Keel stated that there is a right-of-
way to the lot. Keel added that Hess has maintained it but that
it is still a public right-of-way.

Hess testified that he wants to make sure that the driveways are
constructed for each others benefit. Keel stated that when the
building permit is issued they will look at that issue.

Roger Lundquist, 211 McCarrons st., also stated his concern
about the location of the driveway. Lundquist added that the
proposed home would cut off his view of the lake. Lundquist
