<br />ROSEVILLE PLANNING COMMISSION <br />Wednesday September 5, 1990 <br /> <br />Page 4 <br /> <br />Nayes: <br /> <br />None <br /> <br />Planninq File 2138 <br /> <br />Leonard Eichten request for a lot division at 1974 Hamline <br />Avenue. <br /> <br />Presentation <br /> <br />Shardlow summarized the site location. Shardlow stated that the <br />standard frontage was 100 feet, this lot division would create <br />two lots with 66.8 feet of frontage. Standard lot size was <br />12,000 square feet, the new lots would be 10,462 square feet. <br />The new house would have a 4.9 setback, standard is 10 feet. <br />Shardlow also stated that there were 60 foot wide lots in the <br />area and a few 50 foot lots. However, most have about 74 feet. <br />Shardlow stated that the key criteria is whether the lot split <br />results in lots that are consistent with the lots in the <br />neighborhood. <br /> <br />Keel pointed out that 10 feet of right-of-way needs to be <br />dedicated. Vehicle turnaround needs to be constructed on the new <br />lot and water and sewer hookups are needed. Keel also pointed <br />out that a full basement may not be possible due to elevation of <br />the lot. <br /> <br />Eichten stated that the lot is actually 4 combined 40 foot lots <br />that will then be split in half, subdivided vertically. Eichten <br />stated that these are excellent building lots with lots of depth. <br /> <br />Keel stated that Hamline improvements from Larpentuer to County <br />Road B will put a sidewalk on the west side of Hamline Avenue. <br />Eichten stated that houses won I t have to be built close to <br />Hamline Avenue. <br /> <br />MOTION <br /> <br />Berry moved, and Goedeke seconded to approve the lot split with <br />the following conditions: 1) That a driveway turnaround be <br />constructed on new lot, 2) that 10 feet of additional right-of- <br />way be dedicated for Hamline Avenue, 3) that additional water <br />and sewer hookups be provided for the new site, 4) that the <br />owner obtain the necessary permits from the County for curb cuts <br />on Hamline Avenue. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Berry, Goedeke, Johnson, Roberts, <br />Stokes, wietecki <br /> <br />Nayes: <br /> <br />None <br />
