<br />ROSEVILLE PLANNING COMMISSION <br />Wednesday September 5, 1990 <br /> <br />Page 5 <br /> <br />Planninq File 2150 <br /> <br />James Gilbert/C.W. Halverson request for a special use permit for <br />an amended PUD at 2075 Snelling Avenue. <br /> <br />Presentation <br /> <br />Shardlow presented the proj ect. He stated that this was an <br />approved fourplex proj ect which the builder and developer felt <br />should have larger units. The owner is asking for modifications <br />in the PUD so that the buildings can be bigger. Also, some <br />setbacks would be 14 feet, not 15 as stated in ordinance. <br />Shardlow stated that the changes would be small. Shardlow also <br />stated that a landscaping plan needs to be made available as well <br />as plans for emergency vehicles. <br /> <br />Gilbert, the builder, stated that he is also asking for a change <br />in siding from stained cedar to vinyl covered metal. This is due <br />to the fact that the project will be done in phases, thus <br />different buildings will need paint at different years. Gilbert <br />stated that the size increase is needed because the present size <br />is inadequate for todays rents and lifestyles. <br /> <br />Goedeke <br />siding. <br />Goedeke <br />Gilbert <br /> <br />stated that he was uncomfortable with the change in <br />Gilbert stated that it will look like painted siding. <br />questioned whether they will remain the same color. <br />stated that they would. <br /> <br />Jane Larson, a neighbor, stated she doesn't like the project due <br />to traffic. She questioned the size of the building as planned <br />and size of new buildings. Gilbert stated that the units were <br />about 800 square feet as planned, but will be increased to about <br />1000 square feet. <br /> <br />Johnson stated that she thought the buildings were small when <br />originally proposed. Berry stated that she was pleased the <br />building would be increased in size. She stated that she has no <br />problem with the siding. <br /> <br />Goedeke questioned how many buildings would encroach setbacks. <br />Shardlow stated that three buildings would encroach. <br /> <br />MOTION <br /> <br />Berry moved and Roberts seconded that the special use permit be <br />approved with the following conditions: 1) That detailed <br />emergency access plan be submitted, 2) that the approved <br />exterior materials be changed from cedar to metal, 3) that a <br />revised landscaping plan be submitted for staff approval, 4) <br />that a fence be included in plans. <br />
