<br />ROSEVILLE PLANNING COMMISSION <br />May 8, 1991 <br /> <br />paget <br /> <br />3 <br /> <br />Thomas asked if Rottlund Company was asking for financial <br />assistance. Shardlow replied there was no tax increment financing <br />proposed. <br /> <br />Todd stutz from Rottlund Company and Troy stutz from Adolf-Peterson <br />presented the proposed housing development and the 11,000 sq. foot <br />addition to Concordia Academy as well as improvements to the <br />parking lot, baseball field, training track, and football field. <br />Shardlow explained a joint parking arrangement with King of Kings <br />Church and the necessary documentation will have to be provided. <br /> <br />Goedeke questioned the placement, size, and location of the <br />baseball field because the sun will be in the players eyes and <br />because of potential traffic problems. Troy stutz replied that the <br />field was 330 feet deep and they would be putting up a fence and <br />trees around the field. stutz said they would look at the <br />placement of the field. Shardlow added that the minimum setback <br />for a baseball field is 60 feet. <br /> <br />Harms asked if there was room for bleachers or if they planned to <br />build any on the site. Troy stutz answered there would be no <br />bleachers but there was room for 3-4 tiers if they decided to add <br />them. <br /> <br />wietecki questioned if there were plans for lighting on the site. <br />Troy stutz replied there were not. <br /> <br />Harms inquired about the water pressure problems that were <br />discussed during the previous Brutger proposal. Todd stutz <br />responded that water main looping will be provided to assist with <br />this problem. Keel added that because of the elevation of the <br />property, there is a problem but with the looping provided, it will <br />not get worse. <br /> <br />DeBenedet commented that he has some concern regarding the amount <br />of green space and screening on the site and would like to address <br />that further at the next meeting. <br /> <br />It was agreed that the sketch plan shows numerous positive <br />modifications in response to staff and neighborhood concerns. The <br />plan illustrates a reasonable use of the property and is sensitive <br />to the surrounding neighborhood. Landscaping and parking are <br />adequately addressed and the changes to the school, leave the <br />school site functioning well. <br /> <br />Planninq File 2263 <br /> <br />Robert Pounds/Welsh Companies, Inc. request for a special use <br />permit to allow additional directional signage at the Crossroads <br />Shopping Center, 1655 W.
