<br />ROSEVILLE PLANNING COMMISSION <br />october 14, 1992 <br /> <br />Paget <br /> <br />5 <br /> <br />on dedicated right-of-way on County Road C. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Stokes, Goedeke, Roberts, Thomas, <br />Harms, Wietecki, DeBenedet <br /> <br />Nayes: <br /> <br />None <br /> <br />MOTION <br /> <br />Thomas moved and Wietecki seconded a motion to encourage the <br />applicant to consider a monument sign at the northeast corner of <br />the site instead of the proposed pylon sign subject to the new sign <br />ordinance requirements being met and to provide a joint curb cut <br />with North Heights Hardware. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Stokes, Goedeke, Roberts, Thomas, <br />Harms, Wietecki, DeBenedet <br /> <br />Nayes: <br /> <br />None <br /> <br />Other Business <br /> <br />Sketch plan review for Al Kehr. <br /> <br />Presentation <br /> <br />Shardlow introduced the proposal. <br /> <br />Jerry Perkins, from Pope Associates, representing Mr. Kehr <br />highlighted the proposed townhouse development. <br /> <br />Discussion <br /> <br />Issues discussed included density, aesthetic appeal, amount of <br />green space, impact on parkland, buffers to the neighborhood, <br />spatial relationships, the need for more creative site planning, <br />drainage and ponding issues, background on previous denial, and the <br />need to review the proposed rezoning in context with the <br />surrounding area. <br /> <br />John Foster, 675 County Road C, representing the adjacent <br />neighborhood, expressed the neighborhoods willingness to work with <br />Mr. Kehr to bring about appropriate development on the site. Mr. <br />Foster expressed concerns about building height, aesthetic appeal, <br />density, screening, and about the precedent the townhomes might set <br />for future development in the area. Mr. Foster also expressed the <br />need for more detailed landscape drawings and for site line <br />studies. <br /> <br />Brenda Thomas, city Council liaison, discussed her perceptions of <br />the Council denial of a rezoning on Parker Avenue. <br /> <br />Truth in Housinq <br />
