<br />ROSEVILLE PLANNING COMMISSION <br />July 14, 1993 <br /> <br />page# <br /> <br />2 <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Harms, Wall, Rengel, <br />Thomas, Wietecki <br /> <br />Sandstrom, <br /> <br />Nayes: <br /> <br />None <br /> <br />Planning Files 2561 <br /> <br />Noland Family Trust request for a special use permit at 3114 <br />Lexington Avenue North. <br /> <br />Presentation <br /> <br />Falk highlighted the proposal and introduced modifications that are <br />planned to meet current design standards and the timeframe used to <br />complete these items. <br /> <br />Gerald Miller, Trustee for the Noland Family Trust, explained <br />he is working with Mr. Rutledge on a lease for the site and <br />the proposed plans for improvements. He stated that there has <br />no discussion to date regarding right-of-way dedication <br />sidewalks. <br /> <br />that <br />also <br />been <br />and <br /> <br />Mr. Rutledge testified that the building will be used for light <br />repair of vehicles, tune ups, oil changes, mufflers, etc. <br /> <br />Discussion <br /> <br />Issues discussed included whether the applicant will provide <br />sidewalks or if money will be put into the City's sidewalk fund, if <br />there is room for sidewalks in the right-of-way along with <br />landscaping, whether the parking lot will be repaired or replaced, <br />the definition of light repair and whether this includes body work, <br />hours of operation, what the present zoning allows on the site, <br />traffic flow, storage of vehicles on the site, term of the lease on <br />the building and if the improvements will be completed before the <br />lease expires. <br /> <br />Citizens <br /> <br />Keith Members, 3090 N. Lexington, discussed the junk cars and <br />inoperable vehicles parked in lots around the area and the noise <br />generated by this type of use. <br /> <br />Robert Foerster, 3090 N. Lexington, indicated his concern about the <br />number of cars stored on the site and on adjacent properties with <br />similar uses, traffic generated by the use, and upkeep of the <br />property. <br /> <br />MOTION <br /> <br />Sandstrom moved and Harms seconded a motion to recommend approval <br />
